How Air Conditioning Built Modern Florida
For most of its history, Florida was a place people left in the summer.

That is the part that gets lost. Before residential air conditioning became normal, summer here was something to be endured or avoided, and the houses were built by people who knew it.
Look at what Florida architecture was doing before the 1950s and you are looking at a cooling system made of lumber. Deep porches wrapped the walls so the sun never touched them directly. Ceilings ran high, because heat rises and you wanted somewhere for it to go that was not head height. Windows sat opposite each other so a breeze could enter one side of the house and leave the other instead of stalling in the middle. Houses were turned to face the prevailing wind rather than the street. Many families had a screened sleeping porch and used it, moving outdoors at night to get away from a house that had spent all day absorbing sun.
None of that was decorative. It was the equipment.
What changed in twenty years
Residential air conditioning did not arrive in Florida homes in any real numbers until the 1950s and 1960s. When it did, it went from luxury to assumption faster than almost any other domestic technology, and the consequences were not limited to comfort.
Once you can rely on a machine to cool a house, the rules about what you are allowed to build dissolve.
Interior rooms with no exterior wall stop being uninhabitable. Ceilings can come down, because you are no longer managing heat by giving it somewhere to rise to. Houses can be laid out to fit the street grid and the lot lines instead of the wind. Windows can be sealed, and eventually stop opening at all. Whole subdivisions can be drawn on a plan with cooling treated as a given, the way plumbing is treated as a given.
That is the actual hinge. Air conditioning did not just make Florida summers more pleasant — it changed what counted as buildable land and what counted as a reasonable floor plan. The population growth that followed, and the developments that absorbed it, were built on the assumption that the machine would be there and would work.

The assumption has a maintenance bill
The catch in building a place around a machine is that the buildings stop being able to cope without it.
A 1930s house with a wraparound porch and twelve-foot ceilings is uncomfortable without air conditioning. A sealed 2015 house with an interior primary bedroom is something else — the design has no fallback, because it was never asked to have one. The system is not an appliance bolted onto a house that would otherwise be fine. In most of Florida’s housing stock it is load-bearing, in every sense except the structural one.
That is the honest argument for maintenance here, and it has nothing to do with fear. Filters, coils, drain lines and refrigerant charge are the upkeep on the thing that makes the building work as designed.
